Possibly. The flat-rate scheme recognises costs at a fixed rate, with the coefficient of the ATECO code (business activity code). If spare parts and equipment exceed that share, the simplified regime, where costs are deducted in full, can reduce the taxes.

The comparison is made with the purchase invoices of the last year. It is a calculation to be done every year, because you can change regime from the following year.

Yes, because for you it is a second home. With a registered free-loan contract in favour of your son, and with the required conditions, the taxable base is halved.
